2 - Staging
Our company provides an accredited home stager free of charge to you. This is important because you do not get a second chance to make a good first impression. She will give you a report with suggestions that will help you facilitate a faster move. A staged home brings more buyers, more excitement, and higher offers. Can you see why this would be important?
3 - Videos
We will send you informative videos about pricing your home and staging your property. Proper pricing and staging will lead to getting you the best price in the shortest amount of time. Our entire program will get you where you want to go on time.
4 - Professional Photos
Your property will be highlighted in the Multiple Listing Service and all the real estate websites with professional photos our office provides. The photos include Matterport 3D showcase and drone technology to highlight your entire property. With 95% of potential home buyers going online, your presentation is really important. Our mission is to present your home in the best possible light to encourage showings. This is why we provide a staging consultation to help you prepare your home to market in the best possible light for professional photos.
5 - Pre-inspection
We encourage you to have a home inspection and complete repairs before marketing the property. Why? The owner will learn the condition of the property before the contract instead of during the negotiation process. Buyers will often see needed repairs as more than they really are, and it starts another round of negotiations. The pre-inspection allows the seller to see the needed repairs, obtain bids, and make repairs before marketing the property. The buyer has more peace of mind, and the seller avoids another negotiation. In addition, you only get one chance to make a good first impression. Why not present your beautifully staged home with an inspection report and repairs completed for the buyer. This peace of mind for the buyer will attract offers sooner.
6 - Postcard
We will mail a postcard featuring your home to the neighbors that live near you. This is important because often neighbors will have a friend or family member who would like to live in the same area. Neighbors talk and a sale could be generated by a friend calling a friend.
7 - Office Caravan
Our agents will preview all single-family homes in Pitt County. This is important because agents in our office will always have buyers looking for certain types of properties. 8 - Aldridge & Southerland Grab Bag
We will gift you with a large duffle bag to pick up toys, clothes, etc. in the event of a showing without much notice. As much as we would like to avoid this for you, often out-of-town buyers give very short notice to see a property. Being on a limited schedule, they will often go to the next property if we cannot accommodate them. The duffle bag may help with a quick pick-up!
